Our online calculator provides an estimate based on the following items, which are typically included in a basement conversion project:
Excavation and Lowering of Existing Floors
Excavation and lowering of your existing floors (including concrete and stone) to a depth of no more than 300mm (1ft).
New Concrete Floor
Installation of a new concrete floor, including integrated perimeter drainage channels and a sump pit.
A new single 240Lt minimum pump connected to external drains.
Waterproofing and Moisture management (Tanking)
All walls and floors, including stone steps, will be treated using Cavity Drain Membrane (tanking) to ensure a dry and secure space.
Insulation
Insulation to floors, external walls, and ceilings to improve energy efficiency and comfort.
Walls and Partitions
Construction of secondary timber walls, fast-track metal and timber stud walls, and door frames.
Finished Flooring
Installation of a new 18mm chipboard flooring as your finished floor, ready for the final flooring of your choice.
Electrical Installation
Comprehensive electrical installation, including:
New sockets, switches, downlights, isolators, and smoke detectors.
A separate small consumer unit to house all new electrical installations.
An electrical safety certificate will be provided by our qualified electrician
Plumbing Installation
Relocation of pipework and installation of new radiators.
Supply of hot and cold feeds, connected to your existing boiler.
The following items are not included in the estimate provided by our online calculator and will require additional costs:
Building Regulation Application Costs
These costs depend on the size and complexity of your project.
External Excavation and Structural Work
Any external excavation to create new light wells or external stairs.
New openings to outside areas or enlargement of existing door/window openings.
Internal structural work, such as removing walls, installing structural steel (RSJ), underpinning, or reinforcement of walls or foundations.
New External Doors
Supply and installation of new external doors.
Upgraded Internal Doors
The type of internal doors will be specified in your quotation. You’ll have the option to upgrade to more expensive doors, handles, etc., at an additional agreed cost.
New Banister
Installation of a new banister.
New Boiler
Our estimate assumes your existing boiler is in good working order and capable of handling additional radiators. If a new boiler is required, we can provide a separate cost for supply and installation.
Finished Flooring
Any finished flooring, including laminate, vinyl, hardwood, or tiles.
You’ll be given the option to choose between supply & fit, fit only, or other arrangements. (Note: We do not install carpets.)
Shower Room Fittings
Installation of shower room fittings, such as showers, hand basins, WC pans and cisterns, and waste pumps (macerators).
Kitchen Fittings or Fitting Service
We can provide a competitive price for kitchen fittings or fitting services upon request.
Tiling
Tiling for walls and floors, including tiles, adhesives, grouts, and tile trims.
Painting and Decorating
Painting and decorating services are not included in the estimate.
