Frequently Asked Questions — Basement Conversions Leeds
Can I dig out my basement to get more headroom?
Planning Permission & Building Regulations
Do I need planning permission for a basement conversion in Leeds?
In most cases, no. Converting an existing basement or cellar into a habitable living space falls under Permitted Development rights, which means you do not need to apply for planning permission from Leeds City Council.
However, you may need planning permission if:
Your property is in a conservation area (several parts of Leeds, including areas of Headingley, Chapel Allerton, and Roundhay, have conservation area status)
Your home is a listed building
You are excavating to create a new basement where none existed before
You plan to add a new external entrance, window, or lightwells visible from the street
We always advise our clients during the free initial consultation on whether planning permission is required for their specific property and location. When in doubt, we recommend seeking pre-application advice from Leeds City Council's planning department.

Do I need building regulations approval for a basement conversion in Leeds?
Yes — unlike planning permission, building regulations approval is always required for a basement conversion, regardless of whether it is an existing cellar or a new dig-out.
Building regulations cover critical areas including structural integrity, fire safety, damp proofing and waterproofing, ventilation, electrical installations, and means of escape. Back To Basement Ltd handles the building regulations application on your behalf as part of every project. The approximate fee payable to Leeds City Council is around £1,300, which is paid directly by you to the council.
Do I need a party wall agreement for a basement conversion in Leeds?
If your property is semi-detached or terraced, or if your basement walls are shared with a neighbouring property, you will likely need a Party Wall Agreement under the Party Wall etc. Act 1996.
This is a legal notice to your neighbour informing them of the intended works. It is not something to ignore — failure to serve the correct notices can cause costly delays to your project. We can refer you to a structural engineer who provides this service, and we will flag this during your initial consultation if it applies to your property.
Costs & Pricing
How much does a basement conversion cost in Leeds?
Basement conversion costs in Leeds typically range from £20,000 to £60,000+, depending on several factors:
- The size of the basement — larger spaces naturally cost more
- The current condition — a dry, usable cellar costs less than a damp, low-headroom space that needs significant work
- The level of finish required — a basic habitable room vs a high-spec cinema room or en suite bedroom
- Whether underpinning is required — this adds to the cost but is sometimes necessary for older Leeds properties with shallow foundations
- Waterproofing requirements — all basements need waterproofing, but some require more extensive systems than others
As a rough guide, a straightforward cellar conversion on a 30–40m² Leeds property might start from around £30,000–£40,000 inc VAT, while a larger, more complex project can reach £80,000–£100,000+. We provide fully itemised, transparent quotes with no hidden costs — use our Project Cost Calculator for an initial estimate, or contact us for a free site visit and detailed quotation.
Are there any hidden costs I should be aware of?
At Back To Basement Ltd, we pride ourselves on transparent, fully itemised quotes. There are no hidden costs in our pricing. However, some additional items are not always included in a standard quote that you should be aware of:
- Building regulations fees — approximately £500-1300, paid directly to Leeds City Council
- Structural engineer fees — required for underpinning or steel beam work
- Party wall surveyor fees — if applicable to your property
- Flooring — we quote labour costs for fitting, but the cost of laminate, vinyl, or tiled flooring depends on your choice of materials
- Decoration — painting and decorating is typically excluded from our quotes
We make all of these clear upfront so there are no surprises during your project.
Will a basement conversion add value to my Leeds home?
How do I pay for my basement conversion?
We operate a straightforward payment schedule. A non-refundable £300 booking deposit is required to secure your project slot. Once works begin, an initial deposit is taken, followed by weekly interim payments throughout the build, with a final balance due on completion.
We do not ask for large upfront payments. Our payment structure is designed to give you confidence that you are only paying for work that has been completed. Full details are set out clearly in your quotation.
Yes — a well-executed basement conversion is one of the best investments you can make in a Leeds property. Adding usable square footage is one of the primary drivers of property value, and in many parts of Leeds where space is at a premium — areas like Headingley, Chapel Allerton, Roundhay, and Alwoodley — a finished basement can add significantly more value than the cost of the conversion itself.
Estate agents consistently report that a converted basement can add 10–15% to a property's value, and in some cases more. It also makes your home far more attractive to buyers compared to similar properties without the extra space.
Suitability & Surveys
Most properties in Leeds with an existing basement or cellar are suitable for conversion. Leeds has a large number of Victorian and Edwardian terraced and semi-detached properties — particularly in areas like Hyde Park, Headingley, Burley, Kirkstall, and Chapel Allerton — and these are often excellent candidates for basement conversions.
The key factors we assess during a site visit are:
- Current headroom — ideally 2.1m minimum after the floor slab is laid, though lower ceilings can sometimes be addressed by digging down
- Existing damp levels and waterproofing requirements
- Foundation depth — older Leeds properties sometimes have shallow foundations requiring underpinning
- Access — how materials and waste will be moved in and out during the build
- Structural condition of existing walls and ceiling
The best way to find out if your property is suitable is to book a free site visit with us. We'll give you an honest assessment with no obligation.
Is my Leeds property suitable for a basement conversion?
Yes, in many cases we can excavate the existing floor to increase headroom — typically up to 300mm below the existing floor level as standard. Where more headroom is needed, additional excavation and underpinning works may be required.
Underpinning is a specialist process that involves deepening the foundations of your property to allow for the additional dig-out. Back To Basement Ltd has extensive experience in underpinning Leeds properties and carries out this work to a very high standard. It does add to the cost, but for many homeowners, it is the difference between a usable living space and a space that feels cramped.
Do I need to move out during a basement conversion in Leeds?
In most cases, no — you can continue to live in your property during the conversion. This is one of the key advantages of a basement conversion over other types of extension.
That said, there will be some disruption, particularly during the initial excavation and structural phases. Dust, noise, and the movement of materials and skips are all part of the process. Our team works efficiently to minimise disruption and always keeps the property as clean and tidy as possible throughout the project.
Waterproofing & Damp
Waterproofing is one of the most critical elements of any basement conversion — get it wrong, and you'll have ongoing damp problems regardless of how good the rest of the finish is. At Back To Basement Ltd, we use a cavity drain membrane system (Type C waterproofing under BS 8102) as our primary method.
This involves installing a studded membrane (Triton Platon) to the walls and floor, which creates a drainage cavity that channels any water ingress to a perimeter drain and sump pump system. The sump pump then automatically removes the collected water. This is the most reliable and widely used system for basement waterproofing in the UK, and it comes with a manufacturer's guarantee.
All of our waterproofing work is carried out to British Standard BS 8102, and we are Triton Users Guarantee Company-approved contractors.
How do you waterproof a basement conversion in Leeds?
My cellar is currently damp — can it still be converted?
Absolutely. In fact, most cellars we work on in Leeds have some level of damp before we start — that's completely normal and is exactly what our waterproofing system is designed to address. A damp cellar is not a barrier to a successful conversion.
Whether your cellar has minor condensation, water ingress through the walls, or more serious flooding issues, we will assess the source and extent of the problem during our site visit and design a waterproofing solution accordingly. The cavity drain membrane and sump pump system we install is specifically designed to manage ongoing water ingress and keep the finished space dry for the long term.
The Build Process
How long does a basement conversion take in Leeds?
A typical basement conversion in Leeds takes between 8 and 14 weeks from start to completion, depending on the size and complexity of the project. A straightforward cellar conversion might be completed in 6–8 weeks, while a larger project involving significant excavation, underpinning, and a high-spec fit-out could take 14–20 weeks. Give every client a clear, realistic timeline before work begins and keep them updated throughout. We don't rush jobs to hit a deadline at the expense of quality.
