How Long Does a Basement Conversion Take in Leeds?

One of the first practical questions Leeds homeowners ask when they are considering a basement conversion is how long the project will take. It is a completely understandable question — you are about to have a building team working in your home for a significant period of time, and you want to plan around it.

The honest answer is that timescales vary depending on the size and complexity of the project, but a typical basement conversion in Leeds takes between 8 and 14 weeks from the day we start on site to the day we hand over your completion certificate. Here is a breakdown of each stage and how long it takes.

 

 

Once you contact us we aim to arrange a site visit promptly — usually within one to two weeks, depending on our current schedule. Following the visit we prepare a fully itemised quotation, which we aim to get to you within a few days.

Initial site visit and quotation: 1–2 weeks

Booking and scheduling: varies

This is where the wait can sometimes be longer. We are a small, specialist team and we do not take on more projects than we can manage properly. If we are fully booked, there may be a waiting period before we can start your project. We believe it is better to wait for the right team than to rush into a project with a company that is not fully focused on your job. Once your booking deposit is paid, your start date is confirmed and fixed.

Building Control notification: 2 months minimum

We notify Leeds City Council Building Control before any work begins. The formal notification period is a minimum of two months, though in practice we submit this as early as possible so it does not delay your project start date. We handle this entirely on your behalf.

Structural engineer drawings: 2–4 weeks

If your project requires underpinning or structural steel work, we commission a structural engineer to produce the required drawings and calculations. This typically takes two to four weeks and is done during the notification period so it does not add to the overall project timeline.

On Site — The Build Programme

Week 1–2: Strip out and excavation

The first phase on-site involves stripping out any existing fittings, breaking up the existing floor, and excavating to the required level. This is typically the noisiest and most disruptive phase of the project. We work efficiently to move through it as quickly as possible while maintaining safety standards.

Week 2–3: Structural works

Any structural work — underpinning, new openings, steel beam installation — is carried out at this stage. The duration depends on the complexity of the structural work required. A straightforward project with no underpinning moves through this stage quickly. A project requiring full underpinning of the perimeter walls will take longer.

Week 3–4: Waterproofing and drainage

This is one of the most important stages and one we never rush. The cavity drain membrane is installed to the walls, the perimeter drainage channel is laid, and the sump pump chamber is constructed. Building Control inspects the waterproofing installation at this stage before we proceed to the concrete pour.

Week 4–5: New concrete floor

The new concrete floor slab is poured and allowed to cure — typically 48 hours before we can walk on it. Insulation, cavity drain membrane, and 18mm chipboard floating floor are then installed on top of the slab.

Week 5–6: First fix — joinery, plumbing and electrics

Stud walls and internal partitions are built, door frames installed, and all first fix plumbing and electrical work is carried out. This stage requires careful coordination between trades — our team manages this so you do not have to.

Week 6–8: Drylining and plastering

Plasterboard is installed to all walls and ceilings, followed by the finish plaster coat. This is the stage where the space begins to look like a real room for the first time. We allow the plaster to dry fully before proceeding to the second fix — this is important and should never be rushed.

Week 8–12: Second fix and finishing

This is the longest and most varied phase — skirting boards, doors, electrical fittings, plumbing fixtures, kitchen fittings, if applicable, and finished flooring are all installed. The duration of this phase depends on the complexity and specification of the project. A straightforward single room will be quicker than a multi-room project with a kitchen and bathroom.

Week 12–14: Final sign off

Building Control carries out a final inspection, you receive your Completion Certificate, and we formally hand the space over to you. In our experience, the final Building Control inspection is straightforward and always results in a positive outcome.

What Factors Affect the Timescale?

Several factors can extend or reduce the overall project timescale:

•  Size of the space — a larger basement takes longer at every stage

•  Whether underpinning is required — adds two to four weeks to the structural phase

•  Number of rooms — a single room conversion is faster than a multi-room project with bathroom and kitchen

•  Specification and finish — high-specification finishes with bespoke joinery take longer than a standard finish

•  Drying time — we never rush plaster drying. Cold or damp weather in Leeds can slow drying time slightly

•  Client decision-making — delays in choosing finishes, fixtures, or flooring can hold up the second fix phase. We always advise clients to make these decisions early

How Disruptive Is It to Live in the House During the Conversion?

The vast majority of our clients continue to live in their homes throughout the conversion. The most disruptive phases are the initial excavation — which is noisy and generates dust — and the concrete pour. We take reasonable precautions to contain dust and protect the rest of the house throughout the project.

Our team works Monday to Friday during normal working hours. We always leave the site secure at the end of each working day and we treat your home with the same respect we would want for our own.
