One of the most common questions I get from Leeds homeowners is whether their area is suitable for a basement conversion. The answer depends on several factors — the age and construction of the property, the depth of the existing foundations, the soil conditions, and whether the property already has a cellar or basement space. After 27 years of working across Leeds, I have a very clear picture of which areas tend to have the most potential, and why.
This guide covers the areas of Leeds where we most commonly carry out basement conversions, what makes them particularly suitable, and what to watch out for in each location.
Why Property Type and Age Matter More Than Location
Before looking at specific areas, it is worth understanding what actually makes a property suitable for a basement conversion, because the deciding factor is almost always the age and construction type of the house, not simply where it is in Leeds.
Victorian and Edwardian properties — typically built between 1837 and 1914 — are by far the most common candidates for basement conversions in Leeds. These properties were built with solid brick walls, relatively shallow strip foundations, and in many cases already have an existing cellar or basement space, even if it is currently damp, low-headroom, or used only for storage.
The reason these older properties lend themselves so well to conversion is straightforward — the construction methods used at the time create basements that can be waterproofed, insulated, and finished to a habitable standard far more readily than modern properties, which are typically built on deep concrete raft foundations with no basement space at all.
Headingley
Headingley is one of the most active areas for basement conversions in Leeds, and it is easy to see why. The area is densely packed with Victorian and Edwardian terraces and semi-detached properties, many of which were built with existing cellars. The proximity to Leeds city centre and the universities means property values are strong, and the return on investment from a basement conversion is typically very good.
The soil in Headingley is predominantly clay, which means ground movement is a consideration and waterproofing needs to be carried out to a high standard. We have completed numerous projects in Headingley and the surrounding streets and know the local conditions well.
Headingley is also partly within a conservation area, which may affect external alterations — though this rarely impacts basement conversion work, which is primarily internal.
Chapel Allerton
Chapel Allerton has become one of the most sought-after areas in Leeds over the past decade, and the Victorian and Edwardian housing stock makes it ideal for basement conversions. Properties in Chapel Allerton tend to be well-maintained, and their owners invest in quality finishes, which means basement conversions here are often high-specification projects with excellent results. The area has strong property values, which means the investment in a basement conversion is well justified.
Roundhay & Roundhay Park
Roundhay is home to some of the largest and most impressive properties in Leeds — substantial Edwardian and inter-war houses with generous footprints and, in many cases, significant existing basement or cellar space. Projects in Roundhay tend to be larger and more complex than average, which suits our team's capabilities well.
We have completed two notable projects in Roundhay — a large multi-room basement conversion requiring the removal of 17 skips of excavated material, and more recently, a spectacular home cinema room with a 100-inch screen and 7.1 surround sound system completed in 2025. Alwoodley & Moortown
Alwoodley and Moortown are predominantly post-war and inter-war residential areas with a mix of detached and semi-detached properties. While there are fewer Victorian terraces here than in Headingley or Chapel Allerton, there are still many properties with existing basement or cellar spaces, and the larger footprints of detached properties in these areas mean basement conversions can create significant additional living space.
Alwoodley in particular has strong property values and homeowners here often invest in high-specification finishes — home cinemas, gym rooms, and fully fitted kitchen areas are popular choices.
Horsforth, Rawdon & Calverley
These areas to the northwest of Leeds have a good mix of Victorian stone-built terraces and semi-detached properties — particularly in the older parts of Horsforth and Calverley — that are well suited to basement conversion. Stone-built properties in these areas can present slightly different waterproofing considerations to brick-built properties — stone walls are more porous, and water management needs to be carefully designed. This is exactly the kind of local knowledge that comes from 27 years of working in the area.
Meanwood, Adel & Weetwood
Meanwood has a strong stock of Victorian terraces and is an increasingly popular area for home improvement projects as property values have risen. Adel and Weetwood, further north, have a mix of older and newer properties, with the older stone-built houses in these areas being good candidates for basement conversion.
One of our most unusual projects was a bespoke music and recording studio garage conversion in Adel — a completely soundproofed professional space that demonstrates the breadth of what is possible with the right expertise.
Bramley, Pudsey & Farsley
These areas to the west of Leeds have a significant stock of Victorian and Edwardian terraced housing that is well suited to basement conversion. Property values here are lower than in Headingley or Chapel Allerton, which means homeowners are often looking for cost-effective ways to add space without moving — and a basement conversion is one of the best ways to achieve this.

Beeston & South Leeds
Beeston and the surrounding areas of South Leeds have a large number of Victorian terraced properties with existing cellar spaces. We carried out a notable multi-room conversion in Beeston — creating a bedroom, living room, utility room, and shower room from a partial basement space — which you can see in our Project Gallery with before and after images.
South Leeds properties often represent good value for money, and a well-executed basement conversion can add significant proportional value to the property.
